RENTERS INSURANCE

Our community requires tenant liability coverage, which can be met by adding it to your lease, providing your own coverage, or by signing up with our partner, Homebody Insurance, through your Resident Portal.

FLEXIBLE PAYMENTS

Flex is a better way to pay rent. For a small monthly fee, Flex covers your monthly rent on the first, and you pay it back at your own pace throughout the month.

How do I apply for an apartment?

To apply for our apartments, simply click Apply Now to begin an application. Once you have provided us with all necessary information we will run a background check and confirm that you are qualified to live at our property. If you have any questions along the way feel free to contact our office directly for assistance or clarification!

What is Individual Leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

What is a guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.

If I don’t have a guarantor, how can I still qualify to live here?

If you are not a student and do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. Visit LeapEasy.com to learn more!

If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.

Do I need renters insurance?

Yes, we require tenant liability coverage during the lease term, with $100,000 minimum coverage. Here are three approved ways to meet this requirement:
1. Opt-in to include this coverage as part of your monthly rent
2. Sign up with our partner, Homebody Insurance, for a policy that also includes coverage of your personal belongings
3. Provide your own 3rd-party insurance policy

Do you offer roommate matching?

We offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluate to find the most compatible roommates.

Are the apartments pet-friendly?

Yes, our apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Is there parking available?

Yes! We offer covered parking for our residents, contact our office for more details and rates.

What's Included In The Rate?

Utilities will be added to your Cabana Beach payment account from our third party utility management company Conservice. Keep in mind, the utility charges are a month or two behind, so you won’t have to start paying utilities until November, but when you move out, you will have to pay for the utilities until the lease end date before you move out.

What Is The Green Fee?

The Green Fee is a small additional charge that ensures all appliances and certain utilities are running as efficiently as possible to keep the monthly cost at a minimum. The benefit to residents is not only a set cost each month but unlimited batteries, lightbulbs, and AC Filter replacements.

Are You On The Texas State Bus Route?

Yes we are the first stop on the Texas State Bus Route. It takes about 15 minutes to get to campus.

How do the installments work?

Our Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.

Do The Apartments Come Furnished?

We have fully furnished apartments at Cabana Beach San Marcos to ensure convenient and stress-free moves! Furniture Package:
Common Area – Sofa, Sofa Chair, Coffee Table, TV Stand, 2 Barstools
Bedroom – Mattress, Bed Frame, Desk, Desk Chair
Studio – Mattress, Bed Frame, Desk, Desk Chair, Sofa Chair, Under-Bed Shelving Unit

Note: Some units have patio furniture and bedroom side tables. These may be in some units, but are not guaranteed.

Do I need to be a student to live here?

No! As long as you meet our qualifying criteria you do not need to be a student to live here!

Does Cabana Beach Offer Recycling Services?

Yes, we LOVE keeping San Marcos GREEN. We do have recycling bins located all over the property. Please be sure to break down your boxes however, because the City of San Marcos will not empty recycling containers that are overflowing.
